The design/build process
Four steps, one point of contact, no surprises at the end.
Because one company designs and builds your project, the estimate grows with the design instead of arriving after the plans are drawn.
Initial consultation
We sit down at your home to define scope, design concerns and budget. Bring a list of what works and what doesn't, plus any photos or clippings you love.
Conceptual design
We sketch layout options and run a preliminary estimate on the conceptual plans, so the design and the budget stay in step.
Design development & construction documents
Plans, written specifications and selections are finalized, the estimate is tightened, and we pull the permits.
Construction
Our own crews do most of the work and stay on your job every working day until it is complete, with care for your home, kids and pets.

What is design/build remodeling?
One company is responsible for the project from design through construction to final completion. The biggest advantage is budget control: because we design and build, we can update the estimate as the design develops instead of finding out the cost after the plans are drawn.
How do I figure out my remodeling budget?
The most accurate way is a preliminary estimate on conceptual plans, and the more you can tell us about finishes and materials, the closer it gets. We can also share costs from similar projects we've built and give you a realistic low-to-high range early on.
Are you licensed and insured?
Yes. We hold Pennsylvania Home Improvement Contractor registration #PA0018 and are licensed for plumbing and electrical work. We carry liability insurance and workers' compensation, and we're happy to send a certificate of insurance naming you as certificate holder.
Why does workers' compensation matter to me?
Without it, a worker injured on your property could pursue a claim against you. It's expensive, which is why unlicensed contractors often skip it. Only hire a company that carries both liability and workers' comp.
When can you start, and how long will it take?
We'll give you an honest estimated start date and tell you which projects are ahead of yours, rather than promise a date we can't keep. Once we start, we work your job every day, uninterrupted, until it's complete. It takes no less time than it takes to do it right.
Do you use subcontractors?
Rarely. Our own crews handle most of the work. When we do bring in a specialist it's a firm we've worked with and vetted over many years; subcontractors accounted for roughly 8% of our work in a recent year.
